Many people today have decided that their American dream of owning a home today will be a condo. Owning a condo has some similarities in owning a single family home, however there are a few differences.

So the smart buyer will do some research on their own before deciding whether this real estate option makes sense. The following points can help serve as a start to your knowledge. (Remember, knowledge is power)

Condominiums resemble apartments, several units in the same building or complex
Common areas like courtyards and lobbies
Condo is ownership, not rental
Home Owners Association fee: ofter covers maintenance such as yard/lawn care, outside painting and roof (each HOA is different so make sure you get the specifics on the condo you’re considering)
Community setting with common areas such as bar-b-q areas and game rooms, perfect for people who are looking for a social environment
Some condos offer amenities such as swimming pools, gyms, tennis courts, or a marina on the property as the above picture shows in the Tahoe Keys area

If you’re considering a condo for your Lake Tahoe real estate purchase, also consider your choice from a financial point of view. Consider whether a condo will appreciate in value as the same rate as a single family home. Looking at past sales of both types of property will give you a history.

Since HOA fees can be considerable, make sure you weigh what you’re getting for those fees and what you’d pay for these maintenance items outside of an HOA.
