In choosing to make Lake Tahoe my home over 30years ago and buying real estate here, one of the main reasons was and still is today, is because of its wonderful small town feel.  When people talk about Lake Tahoe, what they are talking about is a lake that is approximately 73 miles around, with generally small communities from south, to east, to north, and to its west shores.

There are predominant larger towns, too, comprised of South Lake Tahoe, Incline Village, Tahoe City, and Truckee, which is a few miles north of the lake, just off of U.S. Hwy. 80.  Truckee has Victorian style real estate and houses.  It’s a community in and of itself with lots of history dated back to the mining days.  It still has a few bars that are reminiscent of those days.

Interspersed between these larger towns, South Lake Tahoe has a full time population of around 25,000, are the smaller towns like Myers, Tahoma, Homewood, Tahoe Vista, Kings Beach, and Brockway.

Being the small town, outdoor, mountain community that it is, what you’ll find here are people who like to be outside staying active.  The summer months of June, July, and August are beautiful for just about any outdoor activity you can imagine:  golfing, hiking, all kinds of water and boating sports, road and mountain biking, plus picnicking on warm beaches surrounded by fresh, green pine trees.  Since the lake is basically ice water from the winter snow runoff, only the bravest and hardiest people, lots of kids, venture into the water before July.  If you’re water skiing, wearing a wet suit is a must…hypothermia can set in extremely quickly… a life jacket for all boating activities is required.

In winter the outdoors activities turn to fantastic skiing, downhill and cross-country, snowshoeing, snowmobiling, and sledding.   Some winters can start in mid Oct. and last into May; most winters are generally from end of Nov. to mid April.  Most of the mountain resorts traditionally close the first or second week after Easter, however some stay open well into May.  Imagine being able to ski in the morning, playing golf in the afternoon, and going to the beach for a late afternoon picnic, all in the same day!  In 1994 I started the season skiing five days before Halloween.  Unfortunately that was the year I blew out my knee in May, but Mammoth Mountain, just 3hours south of Lake Tahoe, closed August 14th!  What a snow year!

People, who own real estate in Lake Tahoe, whether they’re full time residents or vacation home owners, are wonderful neighbors who watch out for each other.   In my neighborhood, we let each other know if we’re going to be out of town for any length of time, so we keep an eye out for our neighbor’s property.  It’s not unusual to help one another with snow removal, or mow the lawn in the summer.

In the vicinity of Heavenly Mountain Resort, skiheavenly.com, is the place to own Lake Tahoe real estate, especially if you’ve ever dreamed of being less than 10 minutes from one of the best snow resorts in the world and its 31 lifts.  Check google.com\map.

As you travel up Ski Run Blvd. from Lake Tahoe Blvd., or Hwy. 50, and pass Pioneer Trail, on your way to the California Base lodge at Heavenly, you’ll find a wide range of property choices from condos and townhouses, small cabins perfect for romantic getaways, to new mountain and lake view homes with large lots.

Of course there’s more to living in Lake Tahoe than winter and snow sports, so the location of these properties gives you quick access to the beach at the end of Ski Run Blvd. in the warm months.  Here you’ll find restaurants, beach activities, boat rentals, spectacular sunsets, and the home of the Tahoe Queen paddle wheel boat.

Plus the Stateline area with 24hr. nightlife and entertainment at the casinos is very close.

Right in the middle of Lake Tahoe’s South Shore, within 10 minutes driving time to Heavenly Mountain Resort, is a community called Bijou or Bijou Pines as it’s known to some.

Houses in the Bijou area tend to be a little older; however, it’s obvious by the curb appearance, that homeowners take great care and pride in their properties.  Many of the older homes have been remodeled, many have not.   There are some new construction homes as well.  Numerous properties in Bijou have great settings:  on a lush meadow with spectacular mountain views.

Smack-dab-in-the-middle of South Lake Tahoe is a neighborhood known as Al Tahoe, named after one of the area’s founding fathers. You’ll find this centrally located area on google.com/map; driving on Lake Tahoe Blvd., which is Hwy. 50, Al Tahoe is located between Lakeview Ave. and Edgewood Cir.
The main attraction for owning property in this neighborhood is the proximity of Lake Tahoe itself, which is an easy walk from any house. There are open meadows with spectacular views of the lake and Mnt. Tallac, many hiking trails, plus two beaches, Regan Beach and El Dorado Beach. These beaches are two favorite spots to watch the yearly 4th of July fireworks.
Al Tahoe is also home to the Tahoe Daily Tribune, tahoedailytribune.com, restaurants and sub shops, delis, coffee shops, interior design shops, a video rental store, a wine tasting establishment, and much more.
As in many neighborhoods of South Lake Tahoe, houses in Al Tahoe are varied from cute Tahoe style cabins, some with historical significance, duplexes, new construction, and incredible lake front properties on Lakeview Ave.

Just outside of the South Lake Tahoe’s city limits, is the area called Montgomery Estates.  You’ll find it on google.com/map; the area is between Golden Bear Tr. and Cold Creek Tr., with Pioneer Tr., a main South Shore road, running through the middle.

Since Montgomery Estates is out of town in between Stateline and Myers, there are no shopping centers or community service centers.  There is a fire station on Golden Bear Tr., plus Sierra House Elementary School on High Meadows Tr.

The attraction for most people here is the closeness of outdoor activities….miles and miles of hiking, horseback riding, and mountain biking trails for all ability levels, you can even go fishing in Trout Creek…snowmobiling and sledding in the winter, plus Heavenly Mountain Resort, skiheavenly.com, is only about a 10min. drive, and Sierra-at-Tahoe, sierraattahoe.com, is only about 20min. away.

Houses in Montgomery Estates vary in types and sizes, although in general, this community is not as old as some others in South Lake Tahoe.  You’ll find a few small, old Tahoe style cabins, larger newer construction, and large contemporary homes with spectacular views as you drive up High Meadows Tr., for example.
